Full description

Our plot is a double plot which we purchased as one lot.  It does have two registration titles so can be sold/developed independently.  The existing building is a typical single storey farm building with an attached barn.  The layout is a number of individual rooms connected by an external balcony/covered walkway. We purchased with the intention to renovate the building to incorporate a self contained one bed holiday home to let out, and a large modern, three bedroomed, open plan living space in the barn and remaining rooms for our own use.  We have commenced works to the holiday let which include provision of new electrics, modification of internal layout to give a bedroom, bathroom, kitchen and open plan living room. Floors have been excavated, and walls prepared ready for new renovation works and installation of services.  The original doors and windows have been replaced with brand new UPVC double glazed units including security shutters to the street elevation and large (tinted) sliding patio doors to the living room area.
The intention was to complete this holiday let project so we could occupy it whilst working on and overseeing the main conversion to the remaining building and grounds.
The grounds to the property have been cleared, levelled and prepared for landscaping and building works.  This was to include an open car port/garage area and landscaped gardens incorporating a large patio and pool.  As the property is in fact two separate plots any future purchaser does have the option to develop and sell separately.  Both plots occupy an area of 0.3 acres/ 1577 sq.m.each.
We had new fencing installed down the RHS boundary from street view.  All of the land has been cleared, levelled, sprayed for weeds and then been covered with a membrane to keerp area clear ready for cultivation and construction. Property has various mature trees and bushes to the rear boundary which leads on to open farm land.  There is one mature pear tree and other un identified saplings.
The village is Lajoskomarom, which is one of the more progressive in the area.  It has superb amenities and is very well serviced.  It includes 2 supermarkets, various shops,restaurants,post office, bank with ATM main bus route,playgrounds,local fishing lakes, local riding school and we are of the understanding it is to be the site of a major spa development with golf course.

 

Description of area

The south of Lake Balaton area covers Somogy, Tolna and Baranya counties, all noted for lush rolling hills, rich fertile soil and historic cities. There are famous wine growing areas here like South Balaton, Szekszárd or Villány-Siklós. There are also several protected areas belonging to the Duna-Dráva National Park, like Gemenc, Zselic or Mecsek, there are beautiful forests rich in wildlife. The main cities of Pécs, Kaposvár and Szekszárd are centres of study, trade and entertainment. This area is easily accessible from Budapes, Zagrab or Graz airports.
